In 2020 Cadence conducted a master plan audit and provided a revised master plan for the 242-acre site. Whitecap is located on a barrier island adjacent to Corpus Christi, Texas, and northeast of the Padre Island National Seashore. The master plan utilizes regenerative design and nature-based design solutions that are contextual to the local Padre Island marine and terrestrial ecology.
Cadence is continues collaboration with the design and devleopment team to craft the story of a place through the lens of nature and outdoor experiences. Currently in Phase 1, the team is working on the development of the approved master plan and transferring that work into Schematic and Detail Design drawings. The site’s location provides an opportunity for innovative design solutions that can respond to climate change by creating new habitats for wildlife, developing canal front homes with living shorelines and offering an abundance of health benefits with access to recreation and outdoor education for both residients and the local community.
